If you’re looking to sell your home, there are a few things you can do to make the process as smooth as possible.
There many more, but these are the 5 basic steps to help get your property off the market in the least amount of time.
1. Establish a realistic price point for your property
It’s important to set a purchase price that reflects the current market conditions and is attractive to potential buyers.
Set it too high, and you will simply not sell. Set it too low, and you will lose out on earnings you could have enjoyed or create suspicion in buyers’ minds about why the price is so low (effectively repelling serious buyers).
Your estate agent can assist you in setting the best price because they work in your neighbourhood, have access to up-to-date sales data and will know what homes are currently selling for in your market.
2. Make sure your property is in a good condition
You don’t need to spend a fortune fixing it up, but making a few small repairs and ensuring everything is in working order will make your property more appealing to potential buyers.
Repair door handles and cupboards/cabinets, clean light switches, walls and windows, and replace any fused lightbulbs.
If you have pets, make sure to clean up any pet hair and ensure that all areas the pet has access to are also cleaned.
3. Declutter to sell your home
This will make your property appear more spacious and allow potential buyers to visualise themselves living there. Get rid of any unnecessary furniture, knick-knacks and ornaments.
The intention is to help your buyer imagine themselves living in your property and making it their home. And it’s difficult for them to imagine themselves living there if all they see is you and your family.

4. Stage your home
This means decorating your property in a way that will make it appealing to buyers. You don’t need to go out and buy new furniture – simply rearrange what you have so that it looks fresh and inviting. Make sure the décor matches the style of the home and that all the rooms are tidy and well cleaned.
A clean and tidy home can dramatically improve your chances of achieving a high sales price for your property.
5. Hire a good agent
There may be nothing stopping you from taking care of your own home sale, but if you’ve never sold a property before, you’ll likely end up spending longer on the market than you want to, and could end up derailing the process altogether because you will not know what you do not know.
Bear in mind that you will only pay the estate agent’s fee on the successful conclusion of the sale of your property (and not before).
If you have a good agent, they will assist you in the marketing, negotiation and transfer process of your property to the new owner.
